Booking a commercial cleaner for a builders clean is the single most common cleaning mistake on a construction project. They are different services with different equipment, methods and pricing models, and the difference shows up at inspection.
Different problems entirely
A commercial clean maintains a space that is already finished and occupied. The work is repetitive and predictable: bins, bathrooms, kitchens, desks, high-touch surfaces, floors. It is measured over time, and a missed detail this week gets picked up next week.
A builders clean brings a space from construction condition to presentation condition, once. The work is fine dust, adhesive, paint, silicone, protective film and grout haze. It is measured at a single inspection, and there is no next week.
Occupational cleaning skill does not transfer automatically. Knowing how to keep an office clean says nothing about knowing which solvent lifts adhesive from powder-coated aluminium without dulling it.
Different equipment
The kit is genuinely different. Builders cleaning needs HEPA-filtered commercial vacuums, because standard filters pass fine dust straight back into the air. It needs a high volume of clean microfibre, because plaster dust ruins cloths fast, and reusing them just spreads slurry.
It needs specific solvents and scrapers for adhesive, paint and silicone on a range of surfaces, plus rotary or scrubbing machines for hard floors and residue.
A maintenance cleaning trolley with general-purpose spray and a mop cannot do this work, however capable the operator.
Different pricing
Commercial cleaning is priced as a recurring service, usually a monthly rate against an agreed frequency and scope. It is predictable and priced on routine.
Builders cleaning is priced per project on site condition, detail density, glass, surfaces, access and the number of stages. Two sites of the same area can differ substantially.
This is why asking a maintenance cleaner to quote a builders clean often produces a number that looks great and then blows out or under-delivers. They are pricing it with the wrong model.
Which one you need
You need a builders clean if: construction, fit-out or refurbishment work has just finished, there is construction dust, protective film or paint residue on site, or you are heading into a handover, inspection or opening.
You need a commercial clean if: the space is finished and occupied, and you want scheduled ongoing cleaning.
You may need both. A very common sequence is a builders clean at handover, followed by a scheduled commercial clean once the tenant moves in. Using one contractor across both is simpler: they already know the building, and they have seen the finishes when they were new, which matters for choosing the right ongoing methods.
We do both, and we do not confuse them
We run builders and construction cleaning for builders, project managers and shopfitters across Melbourne, and scheduled commercial cleaning for the businesses that occupy those spaces afterwards. Each is scoped and priced on its own terms.
If you are approaching handover, start with a walkthrough. You will get a written scope and a fixed price within one business day.
